RRA 2025 - compliant Tenancy Agreement or Periodic Tenancy Compliance Pack - £285
Every time we find new tenants for you, this fee covers the tenancy agreement, deposit protection registration, referencing and right-to-rent checks.

Unlike many high street agents who charge percentage-based renewal commissions, we only charge a simple fixed renewal fee if management is required.
Inventory Fees
From 1st June 2019 it is prohibited to charge Housing Act Tenants any third-party costs. The Landlord is liable for all inventory make, check-in and check-out charges. The costs for the inventory make and check-in/out vary according to the size of the property and are carried out by a professional third party. The invoices are passed across to the Landlord for payment.

Major Works and Project Management

Landlord Rent Recovery & Legal Guarantee Cover and Reasonable condition Pet Insurance is available. Please enquire for details.
Professional cleaning Only needed once as tenants have to return the property cleaned to this standard (about £185 for a two-bedroom flat excluding carpets; £240 with carpets included).
Tradesmen repairs Labour and parts billed by, for example, a plumber, electrician or handyman.
Representation Our fees do not include representation in a Tribunal or Court which will have to be charged at an hourly rate. This can be arranged separately through Oliver Fisher Solicitors.

Our 'Fit for Letting' MOT is an internal compliance check and not a statutory inspection or certificate. Landlord's remain legally responsible for ensuring compliance with all safety certifications (Gas Safety, EICR, EPC). We can arrange these on your behalf as required.
S.13 notices can only be issued where the tenancy is fully compliant with deposit protection and prescribed information rules.
