Personal representatives are responsible for the deceased's assets during the administration of the estate, which can include a property until it is transferred or sold.

Where a house becomes vacant, early practical attention can therefore be important.

The position with insurance should be checked promptly, particularly where an existing policy may impose conditions once a property is unoccupied. Security, utilities, water systems, post and general condition may also need to be considered.

The important point is proportionality.

It rarely makes sense for an estate to spend money simply because work could be carried out. Before recommending expenditure, we consider whether it is likely to improve presentation, marketability or the eventual sale position.
