Your responsibilities

Landlord is responsible for all ongoing compliance, repairs, inspection, rent collection, deposit disputes and portal updates

How it works

  1. 1

    Free Valuation & Strategy

We review your property, advise on optimal rent and cost-efficient works, explain the new legislative landscape and establish your goals.

  2. 2

    Onboarding & Compliance Check

We handle all registration, legal documents, observance of the new Act and portal uploads.

  3. 3

    Let & Manage

From tenant sourcing to full management through the tenancy term.

  4. 4

    Ongoing Performance & Review

Regular inspections, rent reviews, reports and optimisation of returns.

  5. 5

    End-of-Tenancy & Renewal

Smooth exit, full deposit process, and strategic renewal or re-letting.

Compliance & legal assurance

In the new post-May 2026 environment you’ll need more than just a letting agent — you’ll need a legal partner.

  • We ensure your tenancy structure is fully compliant with the Renters’ Rights Act 2025 (periodic tenancies, rent increase rules, pet rights, new possession grounds)
  • All requisite registrations (landlord portal, ombudsman) done for you
  • Documentation, record-keeping, inspection logs and notices all handled
  • We help to reduce regulatory risk and the likelihood of disputes or enforcement action

Check the deposit limits for a rent

Example: £2,000 a month — enter your own rent.

Weekly rent: £461.54

Maximum holding deposit (1 week’s rent): £461.54

Maximum tenancy deposit (5 weeks’ rent): £2,307.69

Working: £2,000.00 × 12 = £24,000.00 a year; ÷ 52 = £461.54 a week; × 5 = £2,307.69. Annual rent is under £50,000, so the 5-week cap applies.

Caps set by the Tenant Fees Act 2019 — GOV.UK statutory guidance (updated 1 May 2026)
