Looking after a UK home from Saudi Arabia
A clear written property-management agreement can cover tenant contact, rent collection, inspections, local contractors and landlord statements. Owners should understand the difference between the letting agent and a building's freeholder or managing agent.
Some London apartments are leasehold. Service charges, major-works contributions and subletting rules can materially affect the costs of ownership. Review the actual lease and any building correspondence.
How Hermens can help with a UK property
Hermens is an independent estate agency offering letting and residential property management for homes in West London and Surrey. A written agreement can provide for local tenant contact, rent administration, repairs, inspections and landlord statements.
We are based in the United Kingdom and do not operate an overseas branch. The ordinary contract and working language is English. Translated material on this site is informational; it does not promise a service in the reader's language.
The English rental market and leasehold ownership
A flat can be held under an English long lease, with freeholder, building managing-agent, insurance, service-charge and consent-to-let obligations. The property letting agent and building managing agent have different responsibilities.
Rental income quoted in GBP per calendar month is not the same as net investment income. Allow for service charges, mortgage expenses, insurance, maintenance, voids and management fees. Actual rental value depends on the property's local comparables.
Letting and managing from Riyadh or Jeddah
Before granting a UK tenancy, confirm the ownership, mortgage consent, landlord insurance, deposit information, property safety records and relevant licensing requirements.
Consider the currency and timing of rental receipts, and obtain advice about UK tax and any reporting required in Saudi Arabia rather than assuming one country's treatment decides the other.
UK rental taxation and overseas ownership
UK rental income can remain taxable in the UK when an owner lives abroad. Under HMRC's Non-resident Landlords Scheme an agent may have to account for tax unless HMRC authorises payment gross. Approval to receive rent gross does not remove the landlord's underlying tax liability.
For corporate owners, the Register of Overseas Entities, UK company or corporate-tax rules and beneficial-ownership checks may apply. Transfers, sales, financing and inheritance can involve separate tax and legal issues. Obtain independent advice in the UK and the country where you reside.
Compliance, identity and source of funds
Before accepting an instruction, the agency may need verified identification, legal and beneficial ownership details, source-of-funds evidence, authority to act and relevant sanctions screening. Acceptance of an instruction and the movement of funds are never guaranteed.
These checks apply according to the law and individual circumstances, not assumptions based on nationality, place of birth or language.
Arrange the UK property handover
Review the lease, title, mortgage lender's consent, landlord insurance, tenancy status, certificates, keys, maintenance records and any local licensing obligations. Agree reporting intervals and an approval threshold for emergency repairs.
For owners considering a sale, a local valuation should distinguish completed sales from asking prices. If a tenant occupies the property, sale arrangements and vacant possession must be considered separately.
A question owners often ask
Can I leave tenant and repair communications to the managing agent?
Subject to an agreed management contract, the agent can handle the day-to-day communications and coordinate repairs, with agreed limits for expenditure and escalation of important decisions.
