UK property management for owners in United Arab Emirates

Managing a UK rental property from Dubai

If you live or work in Dubai and own a residential rental property in West London or Surrey, Hermens can discuss fully managed letting arrangements so you do not have to manage tenants, repairs and compliance from overseas.

The UK–Dubai time difference changes during British Summer Time. Agree a practical approval window for repairs and emergency spending.

What a UK managing agent can handle

Subject to the agreed management contract, services can include marketing, tenant enquiries, tenancy administration, rent collection, repair coordination, contractor access, inspections, maintenance records and landlord statements.

We agree the reporting frequency, your approval thresholds and emergency arrangements before management begins.

Preparing to manage from Dubai

Before relocating, agree where keys, alarms, appliance manuals and contractor warranties will be kept.

Before handing over, confirm the lender's consent where required, insurance conditions, keys, tenancy records, deposit information and relevant property certificates.

Non-resident landlord tax and reporting

The UK's Non-resident Landlord Scheme may require a UK letting agent to deduct basic-rate income tax from rental income paid to a landlord whose usual place of abode is outside the UK, unless HMRC authorises payment without deduction. Approval to receive rent gross does not remove the duty to report taxable UK rental income.

If rent is paid into a UK account while you live in Dubai, the UK Non-resident Landlord Scheme can still apply. Keep your UK tax records separate from UAE residence questions.

The position depends on your circumstances and can change. Hermens provides estate agency and management services, not personal UK or overseas tax advice.

A practical handover from abroad

  1. 1. Review the property

Tell us the address, tenancy status and whether you need tenant finding or ongoing management.

  2. 2. Agree scope and fees

We discuss reporting, repair authority, compliance documents, rent collection and the written terms of business.

  3. 3. Arrange the handover

Provide keys, contact details and property records, then establish the day-to-day tenant and contractor arrangements.
